The flat sleeps up to 4, with a standard occupancy of 2. There is a double bedroom with a large bed and, in the living room, a sofa bed meant for children or teenagers, plus two sofas. There is one bathroom, with a shower. The whole house is on one level, with no internal stairs, and it has its own private entrance. If you are four adults, write to us before booking: we will tell you honestly whether the flat suits your group, and it is better to know now than on your first evening.

The kitchen is separate from the living room and you can genuinely cook in it. There are hobs, an oven, a microwave, a fridge, a dishwasher, crockery and cutlery, plus tableware for children. The house also has a washing machine, an iron, a hairdryer and independent air conditioning, which doubles as heating in the cooler months. Wi-Fi is free. Long stays are allowed, and guests who stay a few weeks usually do their shopping in town and use the kitchen just as they would at home. If you need a particular appliance, ask us before you arrive.

Bed linen is provided, along with extra pillows and blankets for anyone who feels the cold or sleeps on the sofa bed. The bathroom has hot water, a bidet and a hairdryer. If you would like to know exactly what you will find on arrival, towels included, or you need an extra change because you are staying a while, write to us before booking: we will confirm it in writing along with the rest of the terms. For children there is a travel cot, a high chair and their own tableware.

It is private and reserved for the flat: you step out of your own door and you are already outside, with no indoor spaces shared with anyone else. The building holds three flats in all, each with its own separate entrance, and the street around it is quiet. Guests tend to use the garden in the evening, for dinner outdoors or a drink on the way back from the sea, and in the morning for breakfast. There is no swimming pool. The garden is also handy for drying towels and swimming costumes after the beach.

You park on the street in front of the house, freely and without paying anything: no tolls, no hourly charges. The area is residential and free of traffic, so you will not have to drive around looking for a space. It is one of the reasons why people who come to Sardinia with their own car or a hire car get on well here: the car stays a few steps from the door and in the morning you set off for the sea without any manoeuvring. If you are travelling in a camper van or a long vehicle, let us know beforehand and we will tell you how best to sort it.

Check-in is between 15:00 and 21:00, check-out by 10:00. Before you arrive you will receive written instructions for getting in and a way to let us know when you are close by. If your flight or ferry gets you into Olbia outside that window, write to us in advance: a different time can be arranged, but it has to be agreed beforehand and not at the last minute. On arrival we need an identity document for every guest, because the details have to be passed on as Italian law requires of all accommodation providers.

There is no published pet policy, so we cannot give you an automatic yes. Any animal has to be declared before you book and approved in writing: tell us what kind of animal it is and what size, and we will give you an answer for those dates and that particular request. We would rather be clear now than have you drive all the way to Olbia with the dog in the car and run into a problem on the doorstep. Whether the answer is yes or no, we put it in writing in your booking confirmation.

Yes. There is a travel cot, a high chair, children's crockery, books and toys, and the sofa bed in the living room is meant precisely for younger children or teenagers. The house is all on one level, with no internal stairs, and the windows have blackout shutters: useful for an afternoon nap when the sun is at its strongest outside. The private garden gives you a little outdoor space without having to go out onto the street. The town centre and its services stay a few minutes away, chemist and supermarkets included.

In two ways. The website has a booking engine: enter your dates and the number of guests, see the real availability and complete your request there. Otherwise you can write to us on WhatsApp, which stays open for anyone who prefers to speak to a person first. Either way you are booking directly, so you pay no agency commission. One useful point: a request sent from the website, from the virtual assistant or by message is not yet a confirmed booking. It becomes binding with our written confirmation, which sets out the dates, the guests, the price and the conditions applied.

The conditions are not the same for every period and every rate, so we will not quote you a figure that always holds. The cancellation policy that applies is the one the booking system shows you at the moment you book, and it is set out in full in the written confirmation anyway, together with any deposit, the deadline for the balance and the payment methods accepted. Please read it before you confirm. If you booked through a third-party platform, that platform's rules apply instead, including the ones on refunds.

No. Where the local council charges it, the tourist tax sits outside the price of the stay and is paid on site during your stay: we collect it on the council's behalf. The amount, the maximum number of nights charged and the exemptions, for children under a certain age for example, depend on the council regulations in force, and those can be updated: that is why you will not find a figure written here. If you want to know before you set off, ask us when you book and we will tell you along with the other conditions in the written confirmation.

The CIN for House Relax is IT090047B4000F4891. It is the Codice Identificativo Nazionale, the national identification code that every accommodation business and every holiday let in Italy has to hold and display in its listings: it lets you check that you are booking a property registered in the proper way. You will also find it in the terms and conditions and at the foot of every page of this website. The property is managed by Smeralda Home Sardinia SRLS, VAT number 03071840908. If you need the paperwork for an expense claim or a company reimbursement, just ask us in writing.

Olbia town centre is 1,8 km away, about twenty minutes on foot on level ground or three minutes by car: Corso Umberto and the basilica of San Simplicio are an easy walk in the evening, with no need to get back in the car. The beaches are a drive away and they are all close: Mare e Rocce a quarter of an hour, Pittulongu slightly more, Lido del Sole and Le Saline around twenty minutes, Porto Istana a little beyond. The Costa Smeralda takes longer: Capriccioli and Cala Brandinchi around forty minutes, Porto Cervo three quarters of an hour.

You can, but it depends on how you want to spend your days. Isola Bianca port is 3,6 km away and the airport 7,1 km, so both are a few minutes by taxi or shuttle bus, and the town centre is still walkable. Some beaches, such as Pittulongu and Porto Istana, are served by public transport as well during the summer season: the timetables change from year to year, so it is worth checking the operator's official channels before you plan the day. For the coves of the Costa Smeralda, though, you really do need a car.
